Description of Vacation Home:

Wooden house in Manuel Antonio (300 meters South East of Villa Lirio) for your private use:

1 closed-off bedroom with a queen size bed and air conditioning, 1 Mezzanine level with a queen size bed and a twin bed with air conditioning, 1 full bathroom with a shower and hot water, 1 kitchen with a fridge, a stove and hot water, one sitting area, a deck, maximum capacity is 5 guests. Full size is 60 sqm.

Garden Area for shared use:

Gated garden shared with one other wooden vacation home, shared pool, there are two parking spaces in the gated area – one is for your personal use. The other space has to be kept empty for the guests in the other casita. The parking accommodates a normal sized sedan car. The size of the full shared property is 400 sqm.

Terms and Conditions:

1. Check-in Time and Check-out Time: Check-in time is 3:00 pm and check-out time is 11:00 am. When possible we try to accommodate early arrivals and late departures. This is subject to the timing of prior/following guests and the housekeeping schedule, and it is often not possible during peak seasons. Early check-ins and late check-outs must be approved via email, prior to rental. This agreement does not create a tenancy or residence. It is to be used for a short term rental only. Your rental does not qualify as residency nor grant you use of our address for personal use. You must depart at the contracted date and time. The house often must be turned around the same day for new guests. If we incur additional housekeeping expenses due to late departure, the charges will be passed along to you.

2. Waste of Electricity: Please help us conserve the environment and limit the use of resources - Do not run the AC systems when not at home or when having the windows and doors open.

3. Septic System: The sewage system at Finca Los Magos runs on a septic tank system. Please do not throw any paper, plastic or other items (tampons, toilet papers, condoms etc) into the toilet. It will all accumulate in the septic tank and clog it. A waste bin is provided for disposal of these items.

4. PETS: dogs are allowed on property on prior request. A daily pet fee is charged. Pets are not allowed in or around the pool. The pet cannot be left at the property by itself without supervision of the owner.

5. NO EVENTS: No parties, weddings, receptions, or groups substantially larger than your rental group. If in doubt, call or email your host first.

6. No Smoking/No drugs: No smoking of any kind inside the property or at the pool area. The use of drugs is prohibited anywhere on the premises.

7. Internet: We provide free WiFi Internet. No illegal downloads or downloads of illegal material are accepted.

8. Quiet Hours: Quiet hours are from 10 pm and 7 am.

9. Guests: You are required to provide the number of guests in your reservation. Unregistered guests may stop by outside of quiet hours with advanced notice and consent of host and must be accompanied by a registered guest. (Additional guests are charged

Security Deposit: A security deposit of USD 200 is held during your stay (credit card hold), it is not applied towards rent; it is fully refundable within 7 days of departure, providing the following conditions are met. The owners, at their sole determination, may retain some or all of the Security Deposit based on their assessment of compliance of the following. The deposit is not a maximum amount of financial liability if damages exceed the deposit. a) The property is left locked. Departure time has been met (#1) b) No unregistered pets are brought to the property (#2) c) No events (#3) or disruptive behavior (#15) have occurred. d) No smoking inside the property has occurred (#4) e) Rental has not been made under false pretenses (#13) f) Parking requirements have been followed (#14) g) No fireworks or any other combustibles have been lit at the property other than the designated fire pit (#16). h) No damage is done to the property or its contents beyond normal wear and tear. i) No theft of any item from the property has occurred. j) No charges are incurred due to contraband, pets or collection of rents or services rendered during stay. k) Garbage and recycling is taken care of as directed. l) All dishes, pots and pans have been washed. m) Cleaning following the stay is not substantially more than normal. n) No linens are lost or damaged.

11. Cancellations or changes resulting in shorter stays: a) Over four calendar weeks from reserved date: i. 50% of the stay fee is charged 30 days before arrival it is non refundable, 50% is charged 14 days before arrival it is non refundable too. ii. If you made your payments to an on-line site such as FlipKey, VRBO, AirBnB, etc: you are subject to their cancellation policy and we typically cannot help you very much. b) Four calendar weeks or less from reserved date: i. If you made your payments directly to Finca Los Mangos: You may be charged for the full amount of your stay. If shortening your stay, you may be charged the rent for the reserved days not used. No charge will be made if we can re-fill your dates with another client. ii. If you made your payments to an on-line site such as FlipKey, VRBO, AirBnB, etc: you are subject to their cancellation policy.

12. Housekeeping: Linens and bath towels are included. Please be accurate about the number of guests in your party. Towels are left according to the number of guests. Daily housekeeping service is not included in the rental rate.

13. Cameras and safety: We live in a residential local neighborhood but we do have outdoor cameras for safety. We require closing and locking the access gates always, even when you are at home.

14. Rate Changes: Final rates are communicated via email, sms or whatsapp quotes. Rate changes posted on the websites will not apply to guests who have already received final quotes and made their reservation deposit.

15. Performance: The owners are responsible for keeping the house functional as advertised. However, failures of electrical, plumbing and mechanical systems are not completely preventable. Should a failure occur during your stay, we will make every effort to have repairs made or limit the adverse effect upon you. If a booking error occurs and your reservation cannot be met, we will also make every effort to limit the adverse effect upon you. Any compensation to you for adverse impact is up to the sole discretion of the owners.

16. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

17. Maximum Vehicle Parking: One (1) vehicle is permitted in the driveway and street parking is available. Vehicles must be parked in the designated area at the house.

18. Disruptive or illegal behavior: The rental group must comply with the local “quiet time” posting and not behave in a disruptive or illegal fashion. This contract allows the owners to evict you during your stay without refund if your behavior is a nuisance to the neighborhood and police are needed to force compliance.

19. Outdoor space: Do not feed the monkeys or any other wildlife that may occasionally visit the property. No fireworks or fires are permitted at any time or anywhere on the property.

17. Swimming Pool: Only registered guests are permitted to use the swimming pool. See Pool Waiver and Liability below. No glass is permitted in the pool area. Plastic ware will be provided.

18: Privacy/Access: The house is rented to you as a private vacation home. You will be sharing the garden, the pool area and the parking area with the guests from the other house located on the property and the owner of the “Finca Los Mangos

House Rental Contract

By booking this property, the Guest agrees to the following: 1. Agrees to all terms and conditions of this contract on behalf of themselves and anyone staying with them or visiting the rental house during their stay. 2. Certifies to be 18 years of age or older. 3. Has read and agrees to the liability waiver below.

LIABILITY AGREEMENT: I and anyone staying with me or visiting the house during my rental period hereby release from any legal liability, the rental house owners, agents, and employees from any and all liability for damage and injury or death to myself and or any person or property resulting from the selection, maintenance or use of this property, and for any claim based upon negligence, breach of warranty, contract, claim, or other legal theory, accepting myself, the full responsibility for any and all such damages or injury which may result. I I agree to hold owners harmless against any resulting claims.

Pool Waiver of Liability: You understand use of the pool is at your own risk and that special risks may be involved in using the pool. You accept full responsibility for any bodily injury arising from use of the pool and hold owner harmless. You understand there are potential dangers that the pool may present to children who are not carefully supervised, as well as the danger to any person using the pool, or if a person has health risks, or if a person uses the pool while intoxicated or using any kind of drugs or medication. You understand the risks discussed above and agree that you will assume all responsibility for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your use of the pool
